Letting Process

1. Free Rental Assessment
We offer a complimentary rental valuation of your property, providing a realistic market rent based on local demand, property condition, and current comparable listings. Once the rental figure is agreed, Sprout Sales & Lettings will promote your property across all major property portals and other high-traffic platforms to ensure maximum exposure.

2. Property Viewings
All viewings are conducted by our team to ensure prospective tenants are professionally vetted and the property is presented in the best possible light. To enable flexible and efficient scheduling, we recommend landlords provide a spare set of keys. We will handle access responsibly, offering accompanied viewings during evenings and weekends where necessary to maximise interest.

3. Tenant Selection Criteria
We maintain high standards in tenant selection. Applicants must be in full-time employment and demonstrate clear affordability, either independently or with a suitable guarantor. Every applicant undergoes a comprehensive referencing process, which includes:

Full credit history check

Employer reference and income verification

Previous landlord reference

Bank statement review

Right to Rent check (in line with current legislation)

4. Tenancy Agreement & Move-In Process
Once references are successfully completed and approved, tenants will be required to:

Pay a five-week deposit, protected in a government-approved tenancy deposit scheme

Pay one month’s rent in advance
Sprout Sales & Lettings will then coordinate the move-in process, including arranging a check-in date, preparing the tenancy agreement, and providing a detailed inventory and schedule of condition where applicable. Utilities, meter readings, and key handovers will also be managed for a smooth transition.
